The main building form extends the length of the Eastern Avenue front- age, creating a strong formal edge with a series of well-defined entrances. Dividing the building into separate cores encourages a sense of owner- ship and identity, whilst efficiently reducing the length of internal corridors, increasing dual aspect units, promoting south facing windows and allowing for an appropriate number of units serviced on each floor.
The layout of the new development on site does not deviate from the previous application. The arrangement, as outlined below, was reached following lengthy consultation, prior to and during, the application period. In terms of design, reasons for the committee decision were in respect to the appearance and scale of the proposal. Therefore, it is felt that the layout was, and continues to be, to be the best use and most appropriate approach to the redevelopment of the site.
